GWH Property Fund is a Wholesale Property Fund providing successful funds management to our private clients, institutional investors and strategic partners.

  • Our vertically integrated group ensures tenant agreements are managed cost-effectively. Maintenance costs are optimised to secure development sales at optimal market value.

The GWH Property Fund – Warners Bay No. 1 aims to provide investors with a unique investment opportunity that offers both stable monthly income as well as the potential for capital growth. Located at 9 King Street Warners Bay NSW, the property contains three tenancies, including a service station tenancy, a fast food drive-thru tenancy and a bulky goods retail tenancy. All three are currently leased with national tenants operating from the site.

4-star full service hotel of 95 rooms next to the expanding Newcastle Airport.

PROJECT OVERVIEW

  • 95 room hotel, with bar, restaurant, conference facilities and gymnasium;
  • GWH acquired the land, obtained the development consent, obtained Mercure franchise and entered into management agreement with Accor to operate the hotel business and found an operator who has taken an operating lease on the hotel that provides for an 8% initial return;
  • Hotel opened in August 2015 after a 12 month construction program.
