SKY Residences

SKY Residences is a landmark mixed-use residential development located at the intersection of Hunter Street and King Street in Newcastle’s CBD.

Comprising 189 apartments across three interconnected buildings, the development reflects a deliberate response to evolving buyer preferences and a shifting local property market. The mix of studio, one-, two-, three- and four-bedroom residences was carefully calibrated to meet growing demand for greater flexibility, long-term liveability and inner-city convenience.

Resident amenity was elevated to reflect these changing expectations, including the delivery of Newcastle’s first all-weather rooftop facility. The SKY Lounge builds on lessons learned through GWH’s earlier AERO development, offering a highly serviced indoor–outdoor environment with kitchens, BBQ facilities and fireplaces designed for year-round use. An outdoor heated podium-level pool, full-size gymnasium, dual street access and integrated ground-floor commercial tenancies further reinforce the development as a connected residential precinct within the evolving CBD.

Delivered by GWH, SKY Residences demonstrates the scale, complexity and coordination required to deliver one of Newcastle’s largest residential projects. Constructed over a 33-month period from October 2019 to July 2022, the development involved significant structural and basement works, including a one-metre-thick raft slab using approximately 2,000 cubic metres of concrete and 600 tonnes of reinforcing steel. Basement excavation required the removal of around 30,000 tonnes of sand and was supported by a Cutter Soil Mix retaining wall system incorporating 300 steel beams and bespoke concrete mixes. Above ground, the project incorporated 1,360 precast concrete elements manufactured by Hunter Precast and 850 custom windows and frames supplied by Hunter Windows, reflecting the efficiencies and quality control achieved through GWH’s vertically integrated delivery model.
