GWH Turns the Sod on Cambridge Quarter

The Hunter’s most significant mixed-use precinct in a generation officially moves from vision to reality.

Yesterday 5th August 2026 marked a significant milestone for GWH as we officially turned the first sod on Cambridge Quarter at 20 Denison Street, Newcastle West, signalling the commencement of what will become the Hunter’s most significant mixed-use precinct in a generation.

Joined by our directors, project architects and financial partners, we gathered on site to mark the beginning of construction, with the ceremonial sod turning taking place at 10:15am. Importantly, this milestone comes with Stage One already well underway, with piling works complete following the launch of Tempo, the precinct’s first residential release.

As our Managing Director Jonathan Craig noted on the day,

“Tempo launched to market two months ago. Piling is already complete. That’s not typical and it’s deliberate. It reflects our confidence in this market and our commitment to delivering what we say we will. Newcastle has a real and immediate housing shortage. Cambridge Quarter is a real and immediate response to it. We’ve been building in this city since 1995 and this is the most ambitious project we’ve undertaken. Today it moves from plan to reality.”

Occupying the block bounded by Denison, Hunter and Wood Streets in Newcastle West, Cambridge Quarter represents a new development model for Newcastle. It is the first project of its kind in the city to combine Build-to-Sell, Build-to-Rent, Affordable Housing for essential workers, Serviced Apartments, retail and a hotel within a single integrated precinct.

The project also continues to gain momentum at a state level. In June, Stages Three and Four were granted State Significant Development status through the NSW Government’s Housing Delivery Authority (HDA), recognising Cambridge Quarter as a declared output of current NSW housing policy.

Upon completion, Cambridge Quarter will deliver more than 600 new homes across five buildings and four stages, including 418 residential apartments, serviced apartments, build-to-rent accommodation and affordable housing. The precinct will also feature a licensed hotel, retail tenancies and activated ground-floor spaces designed to contribute to a vibrant and connected urban environment.

The timing of the project is critical for a region experiencing sustained growth. Newcastle is Australia’s largest regional economy, generating $96 billion in Gross Regional Product and outperforming every Australian state and territory with growth of 6.8 per cent in FY23/24. With the NSW Government projecting an additional 86,000 residents by 2041 and a need for approximately 35,000 new dwellings, housing supply remains one of the city’s most pressing challenges. Newcastle West alone recorded 135 per cent population density growth between 2016 and 2021, while the rental vacancy rate currently sits at just 1.06 per cent, less than half the Sydney metropolitan average.

Tempo is the first building within Cambridge Quarter and reflects our commitment to delivering high-quality homes in sought-after locations. Rising 24 storeys, the building will comprise 87 one, two and three-bedroom apartments with sweeping views across Newcastle Harbour, the city skyline and coastline. Featuring warm contemporary interiors, generous balconies and pricing from $760,000 to $2.06 million, Tempo also introduces a signature GWH feature: a Level 24 rooftop that will become Newcastle’s highest residential rooftop destination. Designed as two distinct outdoor spaces connected by an indoor entertaining area, it will offer residents a unique lifestyle experience above the city.

The Stage One site was established in March 2026 and is targeted for completion in mid-2028, following Tempo’s market launch in July 2026.

Designed by Hunter-based architects CKDS, with urban design concepts for the final stages prepared by SJB, Cambridge Quarter has been carefully planned to contribute positively to the future of Newcastle West. The development incorporates public domain upgrades aligned with the City of Newcastle’s West End Stage Two Public Domain Plan and will retain the historic Cambridge Hotel, reimagining it as a family-friendly venue while preserving an important piece of the area’s identity.

At the same time, we are continuing delivery of ERA Apartments nearby, which will provide a further 280 homes ahead of completion in 2027.

Yesterday’s sod turning was more than a ceremonial milestone. It marked the beginning of a precinct that will play an important role in addressing Newcastle’s housing needs, supporting economic growth and helping shape the future of the city’s West End for generations to come.
